Bring your reason for moving
Explain what is changing and what you want the next home to do differently. More room, less upkeep, a different location, or space for horses are starting points. The more clearly you describe the reason, the easier it becomes to distinguish an attractive property from the right one.
Write down your timing
Include your ideal move date and anything that affects it, such as a current lease, another home to sell, or a planned relocation. Some dates are flexible and some are not. Identifying the difference helps shape a realistic search.
Describe a comfortable ownership picture
Talk with your lender about financing and the costs involved. In your real estate conversation, share the price range you are comfortable exploring and the maintenance or project commitments you would consider. The lender’s numbers and your own priorities both matter.
Collect examples, not just favorites
Bring a few listings that caught your attention and explain why. A floor plan, outdoor setup, location, or architectural detail can be more useful than the listing as a whole. Include an example you ruled out and what made it unsuitable.
Ask how you will work together
Discuss communication, representation, compensation, showing logistics, and how questions will be handled. A clear working relationship gives the search structure. You should leave knowing what happens next and what information is still needed.
